Honest answers to the questions buyers actually ask.
Why does INE call the city Coruna, A?+
Because INE inverts the Galician article for alphabetical sorting. It printed Coruna, A in every place we looked, for the municipality and for the province alike, and it never printed A Coruna. IGE, the Galician statistics institute, prints A Coruna for the province and for the comarca but Coruna, A for the municipality, all in a single column, separable only by the code prefix. Our display name is A Coruna. It differs from INE's, and we would rather say that than tidy it away.
How many people live in A Coruna?+
It depends which INE operation you take, and both are dated 1 January 2025. The Cifras Oficiales padron gives the municipality 251,543. The Censo Anual de Poblacion gives 251,277. The difference is 266, INE does not reconcile the two, and neither is a correction of the other. The province of A Coruna, which carries the same name, stands at 1,135,612 on the padron. Every figure on this page is the municipality unless we label it otherwise.
Is the train station closed?+
No. Adif closed it completely from 26 June to 10 July 2026, and Renfe then published a restoration notice: services with origin or destination A Coruna resumed on the Saturday following the 26 June interruption, Media Distancia, Avant and Larga Distancia alike. That closure has ended, on Renfe's own restoration notice. What has not ended is the provisional terminal, in use since 14 December 2024 while the new intermodal station is built.
Does A Coruna have Cercanias trains or a tram?+
We have not been able to establish a Cercanias line inventory for A Coruna, so we publish none. Adif's station listing shows no Cercanias service type at all, which supports that gap without turning it into proof that nothing runs. The metre gauge network is Renfe Cercanias AM, never FEVE. The tram is the heritage Tranvia Turistico, which the city council lists as suspended until further notice, with no dates in either direction.
How many residents were born outside Spain?+
On the Censo Anual de Poblacion at 1 January 2025, INE publishes 44,790 residents of the municipality born outside Spain, out of 251,277. On the separate nationality basis, 23,442 hold a foreign nationality. The two count different things, and the gap is naturalisation, since the padron records one nationality per person. The largest birthplace groups INE publishes are Venezuela, Colombia, Peru, Cuba and Argentina. Cuba is the sharpest example, 3,847 by birthplace against 1,296 by nationality.
Which parts of the city have published prices?+
Idealista's July 2026 report prices twelve of the fifteen areas it lists for the municipality. Ciudad Vieja - Centro is the dearest of those twelve. Elvina - A Zapateira is priced but carries no year ago comparison, printed as n.d., so it remains a priced area. Mesoiro, Riazor - Visma and Viono are listed with no price at all. July 2026 is the first month on Idealista's revised method, so any annual change straddles that boundary. These are advertised asking prices rather than sale prices, and there is no barrio tier beneath the district table here.
What is the reference hospital?+
SERGAS does not use the phrase hospital de referencia on the pages we read, so we will not borrow it. What SERGAS does publish is that A Coruna belongs to the Area Sanitaria da Coruna e Cee, one of the seven areas sanitarias SERGAS lists for Galicia, and that the Complexo Hospitalario Universitario A Coruna, the CHUAC, is that area's hospital complex. A draft decree published in August 2026 would alter management structures only. It creates, merges and abolishes no area, and it is not in force.
What is the climate like?+
AEMET publishes 1981 to 2010 normals from two stations here, and they are not interchangeable. Station 1387, at 57 metres with coordinates inside the municipality of A Coruna, gives an annual mean of 14.8 degrees, 1014 millimetres of rain, 37.0 fog days and 0.1 frost days. Station 1387E, at the airport in the municipality of Culleredo and 98 metres up, gives 13.8 degrees, 1106 millimetres, 69.4 fog days and 10.3 frost days. We do not average them.
What are the costs of buying property in A Coruña?+
When buying property in A Coruña, budget for property transfer tax (ITP) of 8%, plus roughly 3-4% in notary, land registry and legal fees. Agency commission is usually paid by the seller. On the mainland and the Balearics, new builds pay VAT (IVA) of 10% plus AJD stamp duty instead of ITP. Transfer tax is set by Galicia rather than nationally, and reduced rates can apply for main homes and younger buyers.
What are the ongoing costs of owning property in A Coruña?+
Annual property ownership costs in A Coruña include IBI (property tax) of 0.4-1.1% of cadastral value, community fees (for apartments), rubbish collection tax (basura), utility bills, and property insurance. Budget approximately 2-4% of property value per year for all running costs. IBI is set by the town hall of A Coruña within a national band, so it is municipal rather than regional.
What taxes do I pay when selling property in A Coruña?+
When selling property in A Coruña, you pay capital gains tax (plusvalía) on the profit at rates of 19-26% depending on the gain amount. Non-residents have 3% of the sale price withheld at completion. You may also pay municipal capital gains tax. Main residence exemptions may apply for residents over 65. Capital gains tax is national, so it is the same in Galicia as anywhere in Spain. Plusvalia municipal is set by the town hall of A Coruña and has had two calculation methods since the 2021 reform, so ask your lawyer which one is cheaper for you.
Can I still get a Golden Visa by buying property in Spain?+
No. Spain withdrew the Golden Visa property investment route in April 2025, so buying in A Coruña no longer leads to residency. Non-EU buyers who want to live in Spain apply for a separate permit instead, most often the non-lucrative visa (proof of income and private health insurance) or the digital nomad visa (remote work for non-Spanish clients). Ask an immigration lawyer which route fits your situation before you buy.
Transfer tax rates as of August 2026. Rates are set per autonomous community and do change. Confirm the current figures with a Spanish lawyer or tax adviser before you budget.
